  • The average sale price of property listed on the Imovirtual website in January 2021 was 347,955€, marking an increase of 0.5% compared to the previous month (December 2020), and an increase of 1% compared to the same month last year (January 2020).
  • Lisbon, Faro, Região Autónoma da Madeira, and Porto remain the most expensive districts to buy a property with an average listing costing 556,290€, 451,194€, 333,773€ and 309,469€ respectively.
  • Lisbon, Porto, Região Autónoma da Madeira, and Faro remain the most expensive districts to rent a property with an average listing costing 1,314€, 868€, 845€ and 865€ respectively.

Monthly Variation: January 2021 VS December 2020

The average price of the properties announced on Imovirtual for sale in Portugal was 347,955€ in January 2021. We saw a slight increase of 0.5% compared to the previous month which registered an average price of 346,386€.

In January, the districts with the largest increase in percentage price variation compared to December were Beja with a growth of 3.2%, 138,629€ in December and 143,099€ in January. Beja is the district with the most significant increase in percentage variation when compared to the same period of the previous year, in the order of 9.8%.

In second place we have Guarda with a higher percentage variation of the price compared to the previous month of 3.1% and followed by Vila Real with 2.4% and Viana do Castelo with 2.4%. In Guarda, when compared with the same period of the previous year, there was a decrease of -8.7%.

The district with the biggest drop in price percentage variation compared to the previous month is the Évora with -4.7%, going from 204,328€ to 194,801€. This sharp drop compared to the same period of the previous year is replaced by a growth of 2.4%.

Rent | Properties announced 

In Portugal, the average price of property on Imovirtual in the rental segment increased by 1.2% from 1,017€ in December to 1,029€ in January. However, comparing the average rental price in January 2021 and January 2020 there is a drop of -13.5%.

Guarda is the district that had the highest percentage growth of 10.1%, compared to December, rising from 426€ in December to 469€ in January. Compared to January 2020, a percentage increase of 42.1% can be seen.

Santarém verifies a percentage growth of 7.3% and Vila Real also stands out for a percentage growth of 5.7%, going from 454€ in December to 480€ in January.

Bragança and Beja show a percentage drop in the average property price of -10.8% and -9.7% respectively. However, Beja, when compared to the previous year, shows a growth of 50.9%.

Annual Variation: January 2020 VS January 2021

For a better analysis of the evolution of average prices, it is important to compare two homologous periods in consecutive years with a quite distinct social reality to understand the felt impact.

Comparing the average prices of property advertisements on Imovirtual in January 2021 with the same period in the previous year, there was an increase of 1%, rising from 344,441€ to 347,955€. 

The demand for housing for purchase continues to increase. When comparing the January 2021 period with January 2020 there was an increase of 34%.

The district with the highest percentage variation was Beja (9.8%), with the average price rising from 130,350€ to 143,099€ in 2021. Aveiro is at the top of the districts with the highest percentage variation, this month with 8%.

Viana do Castelo and Coimbra recorded a percentage change of 7.8% and 7.5% respectively.

Portalegre and Guarda continue to be the districts with the highest percentage drop in the period considered with -14.8% (from 132,593€ in 2020 and 113,037€ in 2021) and -8.7% (from 130,879€ to 119,444€), respectively.

Rentals | Properties announced 

In the rental segment, rental prices have been decreasing since 2019, with a percentage decrease of -13.5%, comparing the average prices announced for January 2021 (1,029€) with the same period of the previous year (1,190€).

Beja again registered the highest percentage increase of 50.9% in the average price announced, increasing the average monthly rent from 426€ to 643€ in January 2021. Guarda also presented a percentage increase of 42.1%. 

The districts that registered the biggest percentage drop were Porto with -20.4% (from 1,091€ to 868€), Bragança with -16.7% (from 426€ to 355€) and Lisboa with -14% (from 1.528€ to 1.314€).
