Compared to the previous month the average sale price decreased by -0,19%. As in Lisbon the other three most expensive districts to buy a property are <strong>Faro, Regi\u00e3o Aut\u00f3noma da Madeira, and Porto<\/strong> with an increase in the average sales price, except for Regi\u00e3o Aut\u00f3noma da Madeira, with 0,45%, -2,49%, and 0,15% respectively.<\/p>\n<p>The four districts that stand out for the lower average property sales prices were <strong>Portalegre<\/strong> (113.215\u20ac), <strong>Castelo Branco<\/strong> (121.945\u20ac), <strong>Guarda<\/strong> (122.649\u20ac), and <strong>Beja<\/strong> (129.913\u20ac). Portalegre was the district with the highest percentage drop in the average price compared to July of -0,93%.<\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/0a6634d1-784d-46c2-ae02-87a9c5184eb0_tab1-1.png\" alt=\"\"><\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/453e95b1-473a-47bb-9ddf-49f7c3183194_tab2-1.png\" alt=\"\"><\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/78237d3f-fca7-49e8-b4c5-9732ea5bd1b7_tab3-1-1.png\" alt=\"\"><\/p>\n<h3><strong>Rent | Properties announced&nbsp;<\/strong><\/h3>\n<p>In Portugal, the average price of properties advertised on Imovirtual in the rental segment fell -0,57%, maintaining previous downward trends, from 1.059\u20ac in July to 1.053\u20ac in August.<\/p>\n<p><strong>Beja <\/strong>is the district with the highest percentage growth of 4%, compared to July, rising from 591\u20ac to 514\u20ac. Contrary to<strong> <\/strong>Beja, <strong>Portalegre<\/strong> shows a percentage drop in the average property price with -6%.<\/p>\n<p><strong>Lisboa<\/strong> continues to lead the top of the most expensive districts for renting a property, with an average rent of up to 1.374\u20ac. However, compared to July there was a decrease of -0,36%, from 1.379\u20ac in July to 1.374\u20ac in August. The other districts like <strong>Porto<\/strong>, <strong>Faro,<\/strong> and <strong>Set\u00fabal<\/strong> are also the most expensive to rent a property with a decrease in the average price announced in August, except for <strong>Set\u00fabal <\/strong>who saw an increase in the average price (0,12%). <strong>Regi\u00e3o Aut\u00f3noma da Madeira <\/strong>suffered a decrease of 3,51%, from 827\u20ac in July to 798\u20ac in August.<\/p>\n<p>The districts that in August presented a lower average price was <strong>Guarda<\/strong>, <strong>Portalegre<\/strong>, <strong>Castelo Branco<\/strong>, and <strong>Vila Real<\/strong>, with 318\u20ac, 327\u20ac, 402\u20ac, and 434\u20ac respectively.<\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/5b996337-db88-4b71-be5e-601c71354f88_tab4-1.png\" alt=\"\"><\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/373cdd5b-ec4e-4dc8-b9aa-7440fae9de52_tab5-1.png\" alt=\"\"><\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/images.prismic.io\/imovirtual\/c9359e39-f17a-4e0c-958a-7df993998ec9_tab6+%281%29.png\" alt=\"\"><\/p>\n<h2><strong>Annual Variation: August 2019 VS August 2020<\/strong><\/h2>\n<p>For a better analysis of the evolution of average prices, it is important to compare two homologous periods in consecutive years with a quite distinct social reality to understand the felt impact.<\/p>\n<h3><strong>Sale | Properties announced&nbsp;<\/strong><\/h3>\n<p>Comparing the average prices of property advertisements on Imovirtual in August 2020 with the same period in the previous year, there was an increase of 4,70%, rising from 325.840\u20ac to 341.145\u20ac.&nbsp;<\/p>\n<p>The district with the highest percentage variation was <strong>\u00c9vora <\/strong>(14,83%), with the average price rising from 177.112\u20ac in the same period of the previous year to 203.373\u20ac in 2020, a difference of 26.261\u20ac.<\/p>\n<p><strong>Vila Real <\/strong>follows \u00c9vora as the second district with the highest average price variation, having registered a percentage increase of 13,47%, from 159.265\u20ac in August 2019 to 180.722\u20ac in August 2020. <strong>Portalegre<\/strong> remains the cheapest district to buy a property, with the average price of properties announced in August 2020 being 113.215\u20ac.&nbsp;<\/p>\n<p>Thus, Portalegre is one of the districts with the highest percentage drop in the period considered with -23,48% (from 147,961\u20ac in 2019 and 113,215\u20ac in 2020).<\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/a0c8974b-d89a-4bb9-89d0-4823ea112608_grafico1-1.png\" alt=\"\"><\/p>\n<h3><strong>Rentals | Properties announced&nbsp;<\/strong><\/h3>\n<p>In the rental segment, rental prices have decreased since 2019, with a percentage decrease of -7,87%, comparing the average prices announced for August 2020 (1.053\u20ac) with the same period of the previous year (1.143\u20ac).<\/p>\n<p>The districts with the largest percentage drop were <strong>Vila Real <\/strong>with -14,90% (from 510\u20ac to 434\u20ac), <strong>Porto<\/strong> with -13,07% (from 1.071\u20ac to 931\u20ac) <strong>Regi\u00e3o Aut\u00f3noma da Madeira<\/strong> with -10,34% (from 890\u20ac to 798\u20ac), and <strong>Lisboa<\/strong> with -10,02% (from 1.527\u20ac to 1.374\u20ac).<\/p>\n<p>Contrary to these decreases, <strong>Beja<\/strong> recorded the highest percentage increase of 57,44% in the average price announced, moving the average monthly rent from 390\u20ac to 614\u20ac in August 2020, but doesn\u2019t include the most expensive districts to rent.<\/p>\n<p>The average price of advertisements for rent in Portugal has fallen sharply since January 2020 and has remained throughout the rest of the period, analyzing a constant pace with slight fluctuations.
