We thus witnessed a price stability marked by +0.6% compared to the previous month which recorded an average price of 366,498\u20ac.<\/p>\n<p>In June, the district that stands out with the largest increase in percentage price variation compared to May was, again, <strong>\u00c9vora <\/strong>with a growth of 5.1% and 32.2% compared to June 2020.<\/p>\n<p>In second place is <strong>Portalegre <\/strong>with an increased percentage price variation of 3.1% compared to the previous month, with 118,157\u20ac in May and 121,824\u20ac in June. Whereas, <strong>Set\u00fabal <\/strong>shows a growth of 2.5% compared to May 2021.<\/p>\n<p>This month, there were no districts with sharp drops in the percentage variation in price compared to the previous month. The only districts of note are <strong>Guarda <\/strong>with -0.3%, going from 111,420\u20ac to 111,042\u20ac and <strong>Bragan\u00e7a <\/strong>with -0.1% compared to May 2021.&nbsp;<\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/32837c7d-5f00-4428-a028-216f8bf1d143_tab1-1.png\" alt=\"imovirtual\"><\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/db516887-a370-46e3-8f60-e2277553f414_tab2-1.png\" alt=\"imovirtual\"><\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/e3c6fef4-2c52-47c4-966d-b2230c1a146a_tab3-1.png\" alt=\"imovirtual\"><\/p>\n<h3><strong>Rent | Properties announced&nbsp;<\/strong><\/h3>\n<p>In Portugal, the average price of properties advertised on Imovirtual in the rental segment remained stable, up 0.4%, from 1,008\u20ac in May to \u20ac1,012 in June. However, comparing the average rental prices in June 2021 and June 2020 there is a drop of -6.5%.<\/p>\n<p><strong>Guarda <\/strong>is the district with the highest percentage growth with 8.4%, compared to May, going from 415\u20ac to 450\u20ac.&nbsp;<\/p>\n<p><strong>Beja <\/strong>also stands out with a percentage increase of 8.1%, going from 394\u20ac in May to 426\u20ac in June. However, compared to June 2020, we saw a drop of -26.3. <strong>Bragan\u00e7a <\/strong>also saw an increase of 6.8%, going from 366\u20ac to 391\u20ac.<\/p>\n<p>On the contrary, <strong>Portalegre<\/strong>, <strong>Vila Real <\/strong>and <strong>Viseu<\/strong> show a percentage drop in the average price of property, with -4.8%, -4.04% and -4% respectively.<\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/7d7ddd5c-0cf0-48a2-8fe0-a4396e9403dc_tab4-1.png\" alt=\"imovirtual\"><\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/61a2e52e-f8ce-4266-b242-b244d0011c45_tab5-1.png\" alt=\"imovirtual\"><\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/7942e71d-0c4e-490f-9721-1afb4d24bea1_tab6-1.png\" alt=\"imovirtual\"><\/p>\n<h2><strong>Annual Variation: June2020 VS June 2021<\/strong><\/h2>\n<p>For a better analysis of the evolution of average prices, it is important to compare two homologous periods in consecutive years with a quite distinct social reality to understand the felt impact.<\/p>\n<h3><strong>Sale | Properties announced&nbsp;<\/strong><\/h3>\n<p>Comparing the average prices of property ads on Imovirtual in June 2021 with the same period last year, there has been a 6.2% increase, from 347,249\u20ac to 368,694\u20ac.&nbsp;<\/p>\n<p>The district with the highest percentage variation was <strong>\u00c9vora <\/strong>(32.2%), with the average price going from 203,676\u20ac in the same period last year to 269,284\u20ac in 2021.<\/p>\n<p><strong>Aveiro <\/strong>and <strong>Beja <\/strong>recorded a percentage change of 10.5% and 10.6% respectively.<\/p>\n<p><strong>Guarda <\/strong>is the district with the largest percentage drop in the period under consideration with -9.8% (from 123,087\u20ac in 2020 to 111,042\u20ac in 2021).<\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/f178b7e7-5f26-45e3-8f7b-73cd8300f5f4_graf1-1.png\" alt=\"imovirtual\"><\/p>\n<h3><strong>Rentals | Properties announced&nbsp;<\/strong><\/h3>\n<p>In the rental segment, rental prices have been decreasing since 2019, with a decrease of -6.5% when comparing the average advertised prices in June 2021 (1,012\u20ac) with the same period of the previous year (1,082\u20ac).<\/p>\n<p><strong>Guarda <\/strong>registered the highest percentage increase of 28.9% in the average advertised price, with the average monthly rent going from 349\u20ac to 450\u20ac in June 2021. <strong>Portalegre <\/strong>also presents a percentage increase of 11.9%, and <strong>Regi\u00e3o Aut\u00f3noma da Madeira<\/strong> an increase of 11.5%.&nbsp;<\/p>\n<p>The districts that registered the largest percentage drop were <strong>Beja <\/strong>with -26.3% (from 578\u20ac to 426\u20ac), <strong>Set\u00fabal <\/strong>with -10.5% (from 842\u20ac to 754\u20ac) and <strong>Lisbon <\/strong>with -9.6% (from 1,395\u20ac to 1,261\u20ac).<\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/bcfa905c-fb37-4e37-a4ae-77c1d1cdaf14_graf2-1.png\" alt=\"imovirtual\"><\/p>\n<\/p>\n<div class=\"css-h5fkc8\"><strong>Ultima actualiza\u00e7\u00e3o:<\/strong> 07 julho 2021<\/div>\n","protected":false},"excerpt":{"rendered":"<p>Summary Headline numbers:Average property sale prices +6.2% (YoY) compared to June 2020.Average property sale prices +0.6% (MoM) compared to May 2021.Average rental prices -6.5% (YoY) compared to June 2020.Average rental prices +0.4% (MoM) compared to May 2021.
