House prices in July 2022: sale and rent<\/strong><\/h1>\n<p>It&#8217;s not just your impression, houses are more expensive. Compared to the values of 2021, there has been a sharp rise in the sale and rental prices of properties. Let&#8217;s find out the values of the real estate market in Portugal in July 2022.&nbsp;<\/p>\n<\/p>\n<h2><strong>How much does a house cost in Portugal?<\/strong><\/h2>\n<p>We continue to see the market stabilizing when we analyze the monthly variation, the same is true from June to July. In fact, there was even a slight growth of 2% in the average value of properties, going from an average of 393,542\u20ac to 401,312\u20ac.<\/p>\n<p>The three districts where houses are more expensive are: Lisbon, Faro and the Autonomous Region of Madeira. In contrast, the districts where you can buy the cheapest houses are: Guarda, Portalegre and Castelo Branco.<\/p>\n<p>From June to July, the district with the highest increase in house prices was \u00c9vora (+13.5%, from 226,965\u20ac to 257,679\u20ac).<\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/362999e5-f1a3-4539-b20d-dfefbba91fe5_Artboard-1.png\" alt=\"imovirtual\"><\/p>\n<p>In Coimbra and Guarda we have seen stabilization in the order of -0.7% and -0.6%, settling at the following values respectively: 197,721\u20ac and 107,018\u20ac.<\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/4b5eeb62-c9d0-4ba6-9e46-8c2b3e101d17_Artboard-1-copy.png\" alt=\"imovirtual\"><\/p>\n<p>See in the table below, the average values and percentages &#8211; and also the comparisons between June and July and variation with the same period in 2021 &#8211; in all of Portugal&#8217;s districts.<\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/fd092079-af2f-400a-9fa9-a64a7678a8e0_Artboard-1-copy-2.png\" alt=\"imovirtual\"><\/p>\n<h2><strong>How much does it cost to rent a house?<\/strong><\/h2>\n<p>If in June we saw a decrease in prices, this month the panorama is different. In July there was an increase of +2.2%, rising from 1,289\u20ac in June to 1,317\u20ac in July.<\/p>\n<p>In the rental market, the districts with the highest average values are: Lisbon, Faro and Porto. If you are wondering where you can rent the cheapest houses in Portugal, the answer is: Portalegre, Vila Real and Bragan\u00e7a.&nbsp;<\/p>\n<p>Renting a house in Vila Real and Castelo Branco increased 18.7% and 8.7% respectively, with average prices of 438\u20ac and 685\u20ac.<\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/cda77504-0104-4109-ac86-7c33d3abdd70_Artboard-1-copy-3.png\" alt=\"imovirtual\"><\/p>\n<p>In contrast, as you can see in the table below, Beja, \u00c9vora and Bragan\u00e7a showed the largest percentage price drops for properties: -18.8%, -15.4% and -13.4%, respectively.&nbsp;<\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/bb1cd579-9cd1-48a0-a4ba-b7bc0596d8a7_Artboard-1-copy-4.png\" alt=\"imovirtual\"><\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/819c138b-b9ed-4b28-8ea4-ccb2825ed3f2_Artboard-1-copy-6.png\" alt=\"imovirtual\"><\/p>\n<h2><strong>Annual Variation: June 2022 vs June 2021<\/strong><\/h2>\n<p>Regarding the price of homes for sale, at a national level, there is an increase of 7.9%, the values advertised in Imovirtual in 2021 had an average value of 371,880\u20ac, against the value of 401,312\u20ac that currently exists.&nbsp;<\/p>\n<p>Compared with values of 2021, the districts that recorded a higher increase in house prices were the Autonomous Region of Madeira (+23%, from 354,603\u20ac to 448,592\u20ac), Set\u00fabal (+22%, from 303,688\u20ac to 370,412\u20ac), Faro (+17.2%, from 478,283\u20ac to 560,658\u20ac) and Braga (+15%, from 242,973\u20ac to 279,457\u20ac).<\/p>\n<p>\u00c9vora (-9.8%, from 285,811\u20ac to 257,679\u20ac), Portalegre (-5.5%, from 125,462\u20ac to 118,620\u20ac) and Guarda (-5.4%, from 113,090\u20ac to 107,018\u20ac) recorded the largest price drop from one year to the next.<\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/cee6e1a5-fe6a-43c4-892d-6a54c1f87843_Artboard-8.png\" alt=\"imovirtual\"><\/p>\n<p>Regarding the price of houses for rent, nationally, there is a significant increase of 30.1%, the values advertised in Imovirtual in 2021 had an average value of 1.012\u20ac, against the value of 1.317\u20ac that is currently verified.&nbsp;<\/p>\n<p>Renting a house in Vila Real and Castelo e Branco increased an impressive 68.6%, 66.3% and 65.1% respectively.<\/p>\n<p>If you want to know where you can find the cheapest houses to rent know that the only district that recorded a percentage drop was Vila Real with -15.9%, where the average rent went from 521\u20ac to 438\u20ac.<\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/a23be2d4-e4ae-4bca-912f-0f1d4bfa3da7_Artboard-8-copy.png\" alt=\"imovirtual\"><\/p>\n<\/p>\n<div class=\"css-h5fkc8\"><strong>Ultima actualiza\u00e7\u00e3o:<\/strong> 22 agosto 2022<\/div>\n","protected":false},"excerpt":{"rendered":"<p>Barometer.
