We witnessed price stability marked by 1.2% compared to the previous month, which recorded an average price of 367,543\u20ac.<\/p>\n<p>In December, the district that stands out with the largest increase in percentage price variation in comparison to November was <strong>Portalegre<\/strong>,<strong> <\/strong>with a 3.8% increase.<\/p>\n<p>In second place was <strong>Set\u00fabal<\/strong>,<strong> <\/strong>with a higher percentage price variation in comparison to the previous month of 2.2%, with 314,262\u20ac in November and 321,091\u20ac in December. <strong>Lisbon <\/strong>was also up 2.07%, and the <strong>Regi\u00e3o Aut\u00f3noma da Madeira<\/strong> was up 2.05%.<\/p>\n<p>This month, the districts with the sharpest fall in price percentage variation in comparison to the previous month were <strong>Beja<\/strong>, <strong>Coimbra <\/strong>and <strong>\u00c9vora <\/strong>with -3.3%, -2.6% and -2.5%, respectively.<\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/72da1b99-db11-4e56-acbb-20c13ffb761a_tab11.png\" alt=\"imovirtual\"><\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/4748e63b-cb2c-4b07-9f39-063c6d1674a5_tab2-1.png\" alt=\"imovirtual\"><\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/31ffb9ab-53c2-450d-b2a5-543d503719a7_tab3.png\" alt=\"imovirtual\"><\/p>\n<h3><strong>Rent | Properties announced&nbsp;<\/strong><\/h3>\n<p>In Portugal, the average price of property advertised on Imovirtual in the rental segment shows a slight growth of 1.7% in the average price in December, compared with November (1,048\u20ac to 1,066\u20ac).<\/p>\n<p><strong>Viseu <\/strong>is the district with the highest percentage increase of 7.8% compared to November, rising from 498\u20ac to 537\u20ac.&nbsp;<\/p>\n<p>In second place is <strong>Viana do Castelo<\/strong> with a percentage increase of 6.9%. This was followed by <strong>Braga <\/strong>and <strong>Regi\u00e3o Aut\u00f3noma da Madeira<\/strong> with growth of 4.5% and 4.2% respectively.<\/p>\n<p>In contrast, <strong>Bragan\u00e7a<\/strong>, <strong>Portalegre <\/strong>and <strong>Guarda <\/strong>recorded a percentage drop in the average price of property, with -21%, -14.9% and -10.4% respectively.<\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/4f22bb99-4e7b-49b2-8386-1b316876c46e_tab4-1.png\" alt=\"imovirtual\"><\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/9fff080b-0ac3-448d-b799-7073bac87547_tab5-1.png\" alt=\"imovirtual\"><\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/ca77c439-f07a-4c7f-acc1-69541d02299d_tab6.png\" alt=\"imovirtual\"><\/p>\n<h2><strong>Annual Variation: December 2020 VS December 2021<\/strong><\/h2>\n<p>For a better analysis of the evolution of average prices, it is important to compare two homologous periods in consecutive years with a quite distinct social reality to understand the felt impact.<\/p>\n<h3><strong>Sale | Properties announced&nbsp;<\/strong><\/h3>\n<p>Comparing the average prices of the property ads on Imovirtual in December 2021 with the same period of the previous year, there has been an increase of 6.8%, rising from 348,223\u20ac to 372,017\u20ac.&nbsp;<\/p>\n<p>The district which recorded the highest percentage variation was, once again, <strong>\u00c9vora <\/strong>(21%), with the average price rising from 204,307\u20ac in the same period last year to 247,197\u20ac in 2021.<\/p>\n<p>Also, the <strong>Regi\u00e3o Aut\u00f3noma da Madeira<\/strong> and <strong>Set\u00fabal <\/strong>recorded a percentage variation of 17.5% and 14.5% respectively.<\/p>\n<p><strong>Guarda <\/strong>is, again, the district that shows a slight percentage drop in the period considered with -0.9% (from 114,049\u20ac in 2020 to 112,973\u20ac in 2021).<\/p>\n<p class=\" block-img\"><img decoding=\"async\" src=\"https:\/\/www.imovirtual.com\/noticias\/wp-content\/uploads\/2022\/11\/5ef69c55-af3f-4f2b-b652-a40728e03488_graf1-1.png\" alt=\"imovirtual\"><\/p>\n<h3><strong>Rentals | Properties announced&nbsp;<\/strong><\/h3>\n<p>Comparing the average advertised prices for rental properties on Imovirtual in December 2021 with the same period last year, there was a 2.9% increase, from \u20ac1,036 to \u20ac1,066.&nbsp;<\/p>\n<p><strong>Porto <\/strong>registered the highest percentage increase of 17.9% in the average advertised price, with the average monthly rent rising from 891\u20ac to 1,050\u20ac in December 2021.
